A settlement agent is a third-party person, company or team who help complete a transaction between a buyer and a seller of a home, land, building and/or property. This is done through the transfer of cash or other payment to the seller.

Also known as “closing or escrow agents” "closing agents" or "conveyancers”, we play a pivotal role in guaranteeing a quick close. The responsibilities of a settlement agent can range from inspecting land titles for correctness, pro-rating property fees, tax payments, recorded liens and mortgages and interacting with local and state agencies to properly transfer ownership.

A title and escrow settlement agent will also take care of the paperwork for transferring the ownership of the land to ensure you become the rightful owner of the property. We also deliver escrow instructions to third parties like real estate agents, to receive funds such as fees and commissions. We are responsible for guaranteeing that closing funds are properly distributed promptly to the current institutions and professionals at the time of closing. We work side by side with all other real estate partners of your transaction, including your mortgage lender, attorney and real estate agent.

Closing agents will file legal documents with county recorder offices showing mortgage and property title for the property.
