A settlement agent is a third-party person, company or team who help complete a transaction between a buyer and a seller of a home, land, building and/or property. This is done through the transfer of cash or other payment to the seller.

The responsibilities of a settlement agent can range from inspecting land titles for correctness, pro-rating property fees, tax payments, recorded liens and mortgages and interacting with local and state agencies to properly transfer ownership.
